Terms and Conditions
All rates are quoted and charged in US Dollars (USD$).
Payment and Cancellation Policy
A non-refundable deposit of 50% of rent plus tax and $50 booking fee is taken at the time of booking. The balance of the rent and the damage deposit are due the day of arrival. If the Renter arrives after hours, the Renter agrees that the second payment can be taken up to three days prior to arrival depending on the arrival date.
We accept Visa, MasterCard, American Express, and bank transfers. Payments are non-refundable once processed.
A damage deposit will be required upon arrival or prior arrival if the Renter is arriving after hours. The damage deposit will be held by way of a pre-authorization on a valid credit card. The Renter will either be required to sign a credit card authorization slip for the amount of the security deposit or enter their PIN for CHIP enabled credit cards. Cheques will not be accepted. The Manager may capture part or all of the security deposit to cover costs for excess cleaning, property damage, missing inventory, and noise violation fines imposed by a strata or the municipality. The amount of your damage deposit varies depending on the property reserved; Standard Two and Three Bedroom Condos: $500, Deluxe Penthouses: $750, Homes: $1000
Extra Person Charges
Rates are based on the contract for each property. Additional adults that exceed the number of persons on the contract will incur an extra charge of $50.00 USD per person per night plus taxes unless permission has been confirmed with the reservation agent. There is no additional fee for children under 18 years of age.
In the event of tax alterations by the government, Ocean Lyrics Ltda reserves the absolute right to collect the revised tax.
Additional equipment such as air mattresses and cribs may be available upon request. Please inquire at the time of booking.
Each complex has a garbage room. It is the responsibility of the guest to remove garbage. To protect wildlife in Costa Rica please do not leave garbage outside.
In order to confirm a reservation, the Renter must submit a signed rental contract with requested bed configurations, number of people staying in the property and expected time of arrival.
Your property will be fully cleaned and prepared for your arrival with fresh sheets, towels and amenities. For Renters staying seven nights or longer a complimentary mid stay clean and linen change will be scheduled. In-suite laundry facilities are available at all properties. Additional housekeeping services, including daily service, can be arranged for an additional fee and subject to availability.
Wireless Internet is complimentary at all our properties. The Property Manager or Property Owner shall not be held accountable if there are outages due to faults of the Internet supplier.
As the Renter, I understand that Ocean Lyrics Ltda is the Property Manager and does not own the properties it manages. I agree that the contract for renting is between the Renter and the Property Owner. I understand that the Property Owner has made a good faith effort to accurately present the property and is responsible for the upkeep and maintenance of the Property including but not limited to appliances such as air conditioning, furnishings and linens. However, I agree that the Property Owner and Property Manager shall not be liable for any inaccuracies in such presentations, or changes in the conditions of the accommodations or the surrounding environment or the condition thereof, or for any temporary defects or shortages/ stoppages in supply of electricity, gas, water, or plumbing, etc., which are out of their control.
I, the Renter, understand that rates are based in U.S. dollars, and are for accommodations, the use of utilities including water, cable television and internet, furnishings and linens. An amount specified on the contract has been allotted for normal electricity use. I agree that if I exceed this allotment, the excess will be deducted from my damage deposit. Damages to the premises and lost or stolen items will be assessed above rental fees. I agree that charges will be deducted from my deposit if there are damages or theft to the above referenced property. It is understood that if I the Renter am found willfully and knowingly damaging or defacing the property or allowing it to be damaged, disturbing the peace of the community, or breaking local laws that I the renter is in violation of this agreement and therefore trespassing without the owners’ permission and is subject to eviction.
Limit of Liability
As the Renter, I understand that the use of the pool and facilities are at my own risk. The Property Owner and Property Manager are not responsible for any injuries that occur on or off the rental property.
I, the Renter, also agree to abide by any rules and regulations set out by the developer for Owners and Renters of the property. The Renter and all members of the said Renter’s party (the “Guests”) agree to conform to all notices, rules and instructions in and about the Property. Renters are responsible for their own conduct and that of any invitees. The Property Manager reserves the right, in its sole discretion, to refuse or interrupt occupancy in the event of any non-fulfillment or breach of rental conditions. Neither the Property Owner nor Property Manager shall be held liable for any losses, claims, damages, costs or expenses arising out of any theft, accident, injury, death, damage, delay, inconvenience or distress, whether or not arising by the negligence of the Property Owner or Property Manager and the Guests hereby waive any and all such liability.
A confirmed reservation by e-mail constitutes notice to Renters of these exclusionary terms and Guests are deemed to have read and agreed to the foregoing. The Guest booking this accommodation is responsible for making all members of the party aware of these terms, failing which the said Guest will be held liable to and shall save harmless and indemnify the Property Owner and Ocean Lyrics Ltda, from any losses, claims, damages, costs or expenses arising as a result thereof.
Should the property become uninhabitable or unavailable, Manager reserves the right to substitute another property for the one which has been booked, with every attempt made to provide a property or properties of similar or better quality. A confirmed reservation by email constitutes notice to Renters of these terms and they are deemed to have read and agreed to the foregoing and to have irrevocably authorized Ocean Lyrics Ltda accordingly.
Please note that all properties are privately-owned and are equipped according to the individual owner’s taste and requirements. Groups renting more than one property need to make sure inventory stays in the property. A restocking charge will be deducted from the security deposit if items have been moved to other properties.
All of our properties are non-smoking. We ask that you respect this rule for the comfort of all guests.
Every unit has secure parking. Most properties accommodate parking for only one vehicle. Please ensure that you are parked in the correct stall assigned to your unit. Parking elsewhere may lead to your car being towed at your own expense. If someone has incorrectly occupied your assigned stall, please use a VISITOR stall and contact our office immediately. Please note that all complexes are privately owned and managed and Ocean Lyrics Ltda cannot guarantee that your car will not be towed if parking procedures are not followed.
